I know that many of my viewers wonder how a young guy can invest in Dubai real estate, so I decided to publish the ownership documents of my real estate that I recently bought during the year 2022 to reassure them and create trust. The following documents are issued by the Land Department of the Government of Dubai. You can view the documents and verify their authenticity. Here are the properties I recently purchased:

I started real estate investing 10 years ago because I was convinced that money should not be stored in the bank so that it does not lose its value, and when my company started generating profits, I started looking for ways to invest the cash and I knew that investing in properties is the only safe and profitable way to protect my savings, but when I started I only had USD50,000 which was not enough to buy a property, so I decided to buy an under-construction property as its price is cheaper and I was not required to pay the full amount, One year later I was offered to sell it at a profit of 30% and since that day I kept buying under-construction properties on an annual basis without interruption.

First: you should know that the demand for real estate is growing exponentially worldwide.

Second: Dubai has a very safe environment for investors,, such as the Escrow Law, which prevents the developer from using the money paid by the investors until the construction is completed.

Third: Real estate in Dubai is growing rapidly, as a result of the increase in the number of travelers to Dubai and the large increase in the population and residents.

- First: Why should I buy a ready-made property if I can buy it at a lower price before its constructed and sell it at a higher price after its completed?

⁃ Second: I just pay 20% to own the property, the rest of the payment plan is divided according to the construction phases.

⁃ Third: Investing in real estate under construction in the UAE is very safe because of the strict laws that protect investors.

Yes, you can start investing in Dubai off-plan real estate with $50,000 as a down payment.

Yes, after completing the first payment and after the property is registered with the Land and Property Department under your name, you will have the freedom to sell the property.

1- The increase in the value of the property after the completion of construction, and the rate of increase in the value of the property ranges from 30% to 200%.

2- The rental return of the property, and the annual percentage of the rental return ranges from 10% of the value of the property.

There are a number of factors that I take into consideration when choosing an investment property:

  2. Finishing quality.
  3. Developer reputation.
  4. The surrounding community.
  5. The payment plan.
  6. The timing of the investment

Investments

I started investing in off-plan properties ten years ago, and when I started, I only had a very small amount of money. The first property purchased brought me a great return and since then I never stopped investing in off-plan properties. I invest in an average of five properties every year, I sell some of them and keep others. The following list contains the properties that I purchased in the year 2022, and I also attached official title deeds proof of ownership issued by the Dubai Land Department.

Off-plan properties refer to properties that are sold by property developers before they are completed or built. In other words, when I purchase an off-plan property, I am essentially buying a property that doesn't yet exist.

When developers decide to build a new project, they often begin selling units before construction is complete to raise funds and gauge interest in the project. By buying off-plan, investors or homebuyers can secure a property at a lower price compared to buying it once it has been built and finished.

Dubai's economy has been growing steadily over the years, with a strong focus on infrastructure development, tourism, and trade. The economic growth and safety attracted millions of talents and businesses to move to Dubai and the number of properties being built is not catching up with the fast growth of population which is resulting to continuous growth in housing prices.

Dubai has a high demand for rental properties, especially in the areas of Sheikh Mohammaed Bin Rashid City, Downtown, Creek Harbour, JVC and Dubai Marina. Due to this high demand, rental yields are quite attractive, with some of my properties make up to 12% per year.

Dubai offers several tax benefits to investors, such as no personal income tax, no corporate tax, and no property tax. I can enjoy higher returns on my investment compared to other countries with higher tax rates. Whenever I sell a property and I make a great capital gain I can keep it all for myself.

Dubai has tight laws in favor of real estate investors, such as the Escrow regulation, it was introduced protect investor's money, when I pay money to the developer to buy a property under construction, the money is deposited into a monitored account called "Escrow", the developer can’t withdraw my money from the Escrow account until they complete the construction associated to this amount. So I feel safe about my hard earned money.

When I compare Dubai to California, London, Paris, Tokyo or any major city, Dubai real estate remains cheap, but it will not last for long, europeans and asian started to discover this recently because of social media, that’s why the demand has become extremely high and the prices expected to grow.
